15-Year Harvest

Three Things Your Plot Produces

One plot works in three different ways — a long-cycle timber crop, annual produce between the rows while it matures, and the land underneath, which stays in your name throughout. Here is how each one is structured, and what share of it is yours.

Sandalwood, at year 15

The heartwood harvest is shared with you at 70%. We handle the regulated harvest and transport permissions and the linkage to authorised buyers — you are not left to find a market for a controlled species on your own.

A mature Indian sandalwood tree carries roughly 20 kg of heartwood. What any individual tree yields depends on how it grows, and heartwood grades and prices are set at the time of harvest.

60%

Intercrop, years 1–7

While the sandalwood is young there is open ground between the rows, and we crop it. Produce is shared with you at 60% under your management agreement.

What gets planted is decided season by season, on soil condition and what the market wants that year. Quantities depend on seasonal and market conditions, so we do not fix them in advance.

Annual global demand is estimated at 40,000 metric tons against a documented supply of under 100 metric tons. Indian sandalwood oil is priced by the Government of India at ₹6 lakh/kg, with international markets approximately 20% higher. Intense demand from the USA and France drives export premiums.

Is growing sandalwood legal in India?+

Yes. Cultivating sandalwood on private agricultural land is legal in India. GreenX complies with all applicable Andhra Pradesh state and central government regulations. Harvest and transit documentation are managed by SmartAgro as part of the end-to-end service.

Who owns the plot?+

You do. Title is registered directly in the investor's name at the Sub-Registrar Office. SmartAgro does not hold Power of Attorney over your plot. You have clear, individual land ownership from the date of registration.

What are the tax implications of agricultural income?+

Under current Indian tax law, income from agricultural activity on agricultural land is generally exempt from income tax. However, tax treatment depends on individual circumstances and the structure of income. We recommend consulting a qualified tax advisor before making any investment decision.

Can I invest if I live outside the state or outside India?+

Yes. GreenX is open to investors from across India. NRI investors should review applicable FEMA regulations and consult their legal advisor regarding land purchase eligibility before proceeding.

How are profits shared?+

Sandalwood harvest proceeds: 70% to investor, 30% to SmartAgro. Intercrop income: 60% to investor, 40% to SmartAgro. Specific terms are set out in the purchase and farm management agreement.

Can I build a farmhouse on my plot?+

Yes. You may build a weekend home or farmhouse on up to 10% of your plot area, subject to applicable local and state regulations.

What happens after 15 years?+

You retain ownership of the land. At the end of the 15-year managed cycle, SmartAgro will present renewal or exit options. There is no obligation to continue the management arrangement.

What are the EMI and payment terms?+

50% of the plot price is payable as a down payment. The remaining 50% can be paid in monthly instalments over up to 36 months. Contact our team for the current detailed instalment schedule for each plot size.

What are the water sources and soil quality?+

Water is supplied through natural canals, drip irrigation systems, rainwater harvesting, bore-wells, and a man-made pond. The soil is red laterite with a pH level of 7.1, and the agronomy team follows specific protocols to maintain soil health throughout the growing cycle.

Can I visit the farm?+

Yes, and we encourage it. Site visits can be arranged through our sales team. The GreenX campus also has weekend amenities for plot owners and their families.
